Morrison House Sotheby’s International broker-owner Micheal Morrison has built his 25-year real estate career on selling one-of-a-kind homes, and his latest listing is no exception. Morrison says the $11 million, 8,462 square-foot estate that was modeled after the Garden of Cosmic Speculation in Scotland, infuses modern design with eco-friendly features that are perfect for the buyer who wants to unplug.
“I think the most important part of the property is the sense of well-being and privacy that you get when you go there,” he told Inman. “It was built so that the architecture could speak for itself, and I think that you just feel really peaceful there.”
“It’s really for the person that wants to [have] almost off-grid living,” Morrison added. “It’s not for someone who wants to be in the hustle and the bustle.”
The main home, which sits atop 85 acres of open land filled with orchards and gardens, was primarily built with organic American Ionized Clay — a material that has natural antibacterial properties that kill dangerous bacteria such as MRSA. The rest of the structure, such as the main stairway, archways, cabinets and even the kitchen’s gas range was crafted with English Walnut wood.
The sustainability factor doesn’t end there. The home has a saltwater pool, polished aggregate floors with radiant heating, twinkle fiber optic ceiling lights that illuminate each of the six bedrooms, geothermal water heaters, solar-powered boilers and gel batteries that provide electricity.
Beside the home itself, the lucky buyer will be able to enjoy relaxing walks through a tiered rose garden, nurture plants in a greenhouse and feast on the blackberries, blueberries, plums, pears, apples, kiwis, figs and grapes that grow on the property’s orchards and vineyards.
If that isn’t enough, there’s a chicken coop and corral, archery range, and extra space for a buyer to build a heliport just in case they’d like to take a quick, 90-minute trip to Seattle.
Morrison told realtor.com that the eco-oasis is the first of its kind in Tenino, and that, to his knowledge, it’s the most expensive listing ever seen in Pierce, Mason and Thurston Counties.
Because of that, he’s created a marketing plan just as unique as the home, which includes an upcoming private party for VIPs and social media influencers. He hopes that event, along with other press strategies, will attract the right buyer.
“I think in order to market a unique property, you have to figure out what the special audience is for the property. You have to profile the property and target those people who will love the home,” Morrison said. “When you have 85 acres, [your buyer] isn’t going to be the typical buyer looking for a two-story house.”
“It’s going to a high-profile buyer such as an athlete, a celebrity or a CEO who is overwhelmed with everyday life and wants a retreat,” he added. “You have to target market. That’s how you’ll find the perfect buyer.”
