Live Exclusively – Miami is an app for searching and comparing new and pre-construction residences above $1 million in South Florida.

Platforms: iOS
Ideal For: Agents in South Florida who work with luxury buyers

Top selling points

  • Developed by agents
  • Easy to use
  • Highly specific to its market segment
  • Property event promotion through push notifications

Top concerns

  • It’s minimal, but given its agent-backed development and plans for expansion into new markets, I’d worry about support and data quality after scaling.

What you should know

I’m a fan of this app.

A team of real estate agents at Turnberry International Realty in Miami grew frustrated with not having a single source of information for their speciality: new and pre-construction luxury high-rises in South Florida.

So they built one.

For those not in the know, Miami real estate is cranking right now.

New high-rise condos and residences are coming online in a hurry, and developers aren’t exactly lauded for their ability to provide sound marketing data to local MLSs.

The app helps both buyers and buyer’s agents find and compare luxury high-rise properties soon-to-be or newly built.

The user interface is clean and image-heavy, and smartly encapsulates property descriptions until a person wants to explore further.

Properties can be marked as favorites and shared. Users can search by location, keyword and even interior designer.

The team works hard to curate floor plans, renderings and high-res photography from developers to help buyers learn as much as they can before tapping the “call now” button to reach a member of the Live Exclusively team.

The app will also include property videos when they’re available.

Users can schedule showings through the app and do side-by-side comparisons of listings.

The app also uses push notifications (I was assured they aren’t overused) to alert nearby buyers of open houses and new listings.

Plans also call for using alerts to share developer open houses and other marketing events with agents.

When your goal is to be the top team in a highly specific segment of your market, this is the kind of marketing tactic that will earn you that designation.

It’s easy, free and looks good.

The team is looking to expand to New York first, and possibly Los Angeles, though no timeframe exists for entering those markets.
