Just seven miles north of Downtown San Antonio sits Olmos Park, a middle-class neighborhood favored by San Antonio residents. With a median household income of $111,359 per year, according to the U.S. Census Bureau, Olmos Park is a prime opportunity for successful young professionals and families alike.
Located in Bexar County, the town was originally established in the mid-1920s after a real estate and oil company mogul purchased it from an Austrian count.
Today, Olmos Park has progressed into a small yet attractive neighborhood due to its positioning within the San Antonio metro. Census data from 2014 pegs the population estimate at just 2,023 people, but being directly next to the larger suburb of Alamo Heights, the two towns share many of the same attractions and amenities to create a larger community feel.

The neighborhood is bordered by Olmos Basin, a massive park providing scenic views over Olmos Creek. The communal outdoor space offers playing fields, playgrounds, running trails, a picnic area and even a party rental house.

The creek is planned for major restoration in 2017, including forest buffers and native prairie grasses to limit flooding and erosion.

With a wide array of local businesses and chain staples, Olmos Park is both locally convenient and accessible for commuters. The town is home to the the San Antonio Zoo and Aquarium and the Japanese Tea Gardens, two major attractions for San Antonio residents and visitors. The Witte Museum and the San Antonio Botanical Gardens sit just east of the San Antonio River in neighboring Alamo Heights.

The San Antonio real estate market is on a stable upward pace, with homes in Bexar County selling for an average $234,778, according to the San Antonio Board of Realtors.
Zillow data shows Olmos Park’s median home value is $664,600, a 1.2 percent rise over the last year. Home values are expected to jump another 3.8 percent over the next 12 months.
Olmos Park rents have risen dramatically since 2012, according to Zillow, but have historically favored the pricier side. In April 2012, rentals in Olmos Park were valued at $3,250 per month. Today, the Olmos Park Zillow Rent Index is a high $4,665 – costlier than the San Antonio Metro median of $1,311 each month.
