- It's better to be on one social media channel and engage than to be on every channel and outsource your content
- Use social media as a way to listen to and engage with your clients and past clients
- It's not about the technology -- it's how you use it that counts
As agents, we’re drowning in apps, social networks, contact relationship management (CRMs), marketing automation and other software with a thousand features we’ll never use. In this special guest episode, we asked speaker, author, trainer and social media expert Jeff Lobb to share the mistakes he sees agents making on social media and how to avoid them.
Lobb is the founder and CEO of SparkTank Media, a co-author of the Swanepoel Technology Report (2013) and has been named on the Inman Top 100 Most Influential Leaders in Real Estate for two consecutive years.
Real Estate Uncensored: Real estate sales and marketing training podcast
Hosted by Greg McDaniel and Matt Johnson
With so many agents running drip campaigns, automated posts or trying to outsource their social media entirely, Lobb shared a different way to use social media to promote your business — pick one channel that’s right for you and engage with your database on that one channel.
Lobb collects automated campaigns from agents (for fun) and explains why you’d be better off using Facebook as your CRM to listen and interact with clients than drip irrelevant content on them.
He also shared how to set up Facebook Lists to sort your database from your other Facebook friends, which allows you to interact with them while you’re standing in a grocery line.
Lobb also shared why you should stop using business cards when you meet potential clients and how to use StoryApp.me to get your contact information where it belongs — on their mobile device.
We finished by talking about some new tools and apps agents can use to capture prospects information at open houses, shoot compelling augmented reality video of a home to wow seller clients and much more.
So stop thinking like a real estate agent, and start thinking like a marketer. Start with your local community, focus on one social media channel and build real relationships by interacting with people on that channel.
“It’s listening to your customers, when we’ve never had a chance to listen to them before. Every day if you listen them, you’ll be better connected than any CRM out there.” -Jeff Lobb
