1. Have ‘switch’ properties available
For any number of reasons, the house you’re showing might not be the right fit for your prospective buyer. Listen to their concerns and objections and then have alternate listings you can offer to show them that better suit their needs.
2. Choose your stage
Don’t just show any available listing. Be aware of what listings your office has open, and then do your homework.
You don’t want to choose a house with any obvious negatives or one that just doesn’t show well. But you do want to choose a house that’s priced well.
Taking these factors into consideration will help you avoid apologizing for the house the whole time you’re showing it.
3. Engage all of the senses
You want your prospective buyers to be able to imagine themselves living in the house you’re showing. You can do this by creating a warm and welcoming atmosphere.
Engage all of your prospective buyers’ senses. Turn on all the lights. Do some light surface cleaning. Adjust the drapes, and fluff all the pillows.
Control the temperature inside the house by adjusting the heating or the air conditioning depending on the weather. Have soft music playing. Light a scented candle, or better yet, have some cookies baking and then offer them some to eat or take home.
Putting a little extra effort into these small details will go a long way to set you apart as an agent.
