Developer Opus West Corp. recently announced the sale of two buildings in separate deals at Opus Point Flex, the six-building, R&D/flex portion of the Opus Point project in Carlsbad, Calif.
The total sale was valued at approximately $7.7 million.
In the first transaction, TMAX Gear purchased the 27,068-square-foot building located at 3182 Lionshead Ave. for nearly $4.4 million. In the second transaction, RQ Construction Holdings LLC purchased the 20,557-square-foot building located at 3194 Lionshead Ave. for nearly $3.3 million.
With these recent sales, three of the six buildings at Opus Point Flex, which was completed in the spring of 2007, have now been sold.
Phase 2 of Opus Point Flex is expected to begin in February 2008, and will encompass approximately 160,000 square feet of speculative industrial and R&D facilities. Upon completion, the entire Opus Point development is anticipated to include approximately 622,000 square feet of office, R&D and industrial buildings and exceed $110 million in total project cost.
