The L.A. Dreyfus Co. manufacturing facility in Edison, N.J., has been sold and will be marketed as industrial condominium units by its new ownership, a partnership of Tulfra and Hampshire Properties, brokerage Cushman & Wakefield announced this week.
Located on nearly 50 acres at 3775 Park Ave., the property comprises a 507,400-square-foot facility that includes warehouse manufacturing and executive offices. The balance of the property is unimproved, wooded land that is zoned for residential use.
L.A. Dreyfus Co. occupied the building from 1948 until earlier this year; the plant was expanded in 1967 and 1978. In an effort to regionalize its production operations, L.A. Dreyfus has relocated its Edison operations to an existing facility in Gainesville, Ga.
According to Cruz, Tulfra and Hampshire Properties will divide the building for warehouse condominium units ranging up to 100,000 square feet, with potential divisions as small as 20,000 square feet. The property sits adjacent to an active ConRail line and includes an on-site rail siding.
