Flat-fee real estate co. offers home market analysis

Next Generation Realty, an Iowa flat-fee residential real estate company, is offering a service to provide prospective home sellers an inside peak at properties comparable to their own, the company announced.

“Historically, homeowners have had to either rely on their county assessor’s records, a real estate agent’s market analysis or an appraisal to determine how well their home stacks up against another property that seems to be similar to theirs,” said Next Generation Realty Owner Tom Franklin.

Assessor’s records don’t always reflect a home’s true market value, he added, because many times owners may have finished their basements or updated the kitchen without a permit, adding to the home’s value without showing up in the county records. “Conversely, an appraisal is a lot more accurate but also costs money,” he said.

The Market Analysis Program is now available through Next Generation Realty, which charges home sellers a flat fee of $4,490, regardless of the home’s selling price. By contrast, many real estate companies charge a percentage of the home’s selling price in exchange for services. The company has sold more than 4,000 homes in the past 11 years, according to Franklin. He estimates that sellers using its services saved more than $25 million in commissions.

Next Generation Realty has offices in Des Moines, Iowa; Atlanta; Joplin, Mo.; Los Angeles; and San Jose, Calif.
