FRI Greenville LLC, an affiliate of Florida Realty Investments, has acquired Wachovia Place, a 199,344-square-foot, mixed-use development in Greenville, S.C.
The value of the transaction was not disclosed.
The property, which occupies most of a city block at the corner of Washington and South Main streets, consists of 158,000 square feet of office space, 16,000 square feet of retail space and 22 luxury apartments.
Wachovia Place began as a nine-story office tower constructed in 1973. In 2003, the original building was completely renovated, adding a galleria entryway with marble floors and mahogany covered walls. At the time of the renovation, a retail/residential building was constructed at the corner of the site and a courtyard plaza complete with a fountain and tables was added between the two buildings.
Wachovia Place was 90 percent occupied at the time of sale and serves as headquarters for Wachovia Bank’s Upstate operations and for Resurgent Capital Services. Tenants also include Arthur J. Gallagher & Co., Charles Schwab & Co., Verizon Wireless, Welch Law Firm, Sticky Fingers, Quiznos Sub and Port City Java.
West Palm Beach, Fla.-based Florida Realty Investments focuses on prime commercial properties in major southern U.S. cities.
