    Love Paso Robles, Tate ! Nice Country.
    Sound advice and Agents should let their Sellers know up front that this is the way it has to be. It is ethical and keeps buyers and agents out of trouble.
    I suspect that you find that most disclosures do not affect the sales price. Agents know and their buyers should learn that most homes have some problems. Even new ones.
    So be fair, honest and ethical and stay out of trouble.

    Right on, Teresa, one has to be careful how one does "Green" and many of us have lived "Green" all our lives. That plastic bottle also ends up in a landfill. Moving closer to work makes life easier and leaves one with more free time and less stress. Shopping is more convenient too. Large homes may be nice, but they can also be a big chore; even with help.
    One begins living "Green" by cutting out unnecessary consumption. Do we really need to buy all that stuff?

    Don't be afraid to negotiate. Including those things in the "Standard Contract" that are "Usual and Customary" and not mandated by law. Who pays for what (Seller or Buyer ... or maybe the Realtor®). It is OK for the agent to share in the pain, but don't de-motivate your Agent. You want them to work for you.
    You may even find it advantageous to "motivate" your agent to show you properties that are not listed in the MLS. You may find some better deals.
